A roof is the one part of the house where a small unnoticed failure turns into a framing bill. Most of what we find on a first look is flashing, not shingles.
Penetrations are where roofs leak: vents, chimneys, valleys, and the places where a previous repair was caulked instead of flashed. We look at those first, because a targeted repair that fixes the actual path of the water is worth more than a replacement sold on a hunch.
When a roof has genuinely reached the end, we strip it, look at the decking with the shingles off, and replace what has gone soft before the new roof goes on — covering rotten decking is how a new roof fails early. Standing-seam metal is worth the conversation here: it costs more up front and lasts in this climate, with no exposed fasteners to back out in the heat.
